Our organization was formed to help fill a critical source of help needed in the rapidly increasing Real Estate market in our nation. The private and government mortgage industry has been attempting to make home ownership more accessible with a diverse offering of loans that are structured to provide home loans with no down payment. While these programs provide financing, they don't provide for all the needs of many of today's homebuyers. Closing costs are a considerable expense that is still difficult for many buyers to acquire. These costs are often more than $10,000.00 by themselves. The remaining critical obstacles for home ownership are the monthly payments that have climbed higher and higher due to the increasing real estate prices.
This is where the MMAP program is making a huge impact on homebuyers' ability to afford the home on a monthly basis after they have purchased it. MMAP is not a lender. They work with specific lending agencies. We are not a Real Estate agency. We work with a number of different agencies depending on where you would like to purchase property. We work only with specific agencies because we have requirements that these agencies must fulfill both for the integrity of our program and for the protection of those we are helping with our efforts.

MMAP PROGRAM GUIDELINES FOR ELIGIBITY
- Buyer(s) must qualify for home loan via participating lending agency
- Buyer must be represented by an approved real estate agency/agent
- The property being purchased must appraise for the contract purchase price.
- The property must be inspected by professional inspectors to determine condition, prior to purchasing property
- The seller or agents must provide a home warranty covering major components of the property. (Read coverage limitations before close of escrow) so buyer has controlled costs for many of the repairs that may come up for critical operating systems of the property.
- Buyer must complete and sign all attached worksheets regarding the MMAP program and lending and real estate transaction guidelines before closing escrow.
- Buyer must abide by all terms required by each agency in full with no exceptions. In the event that the buyer will not abide by the guidelines sent forth per agency in this document, the buyer will be discharged by MMAP, and will hold all aforementioned companies harmless regarding the inability to purchase a home.
- Buyer will acknowledge that service providers have the right to refuse service to any one person or persons for any reason deemed necessary for the safety or well being of the agencies employees or agents.

THE STEPS TO HOME OWNERSHIP WITH MMAP
- Contact MMAP counselor to determine qualifications.
- Complete home buyers workbook and accept program terms.
- Meet with approved loan agent to receive housing payment information.
- Provide accurate real estate requirements for Real Estate agents to include minimum number of bedrooms and bathrooms, square footage and specific locations.
- Schedule showing appointment to look at Real estate available and write offer.
- Upon Contract acceptance conduct full inspections and appraisal to determine property condition. Seller to provide home warranty.
- Once satisfied with the property condition, loan documents will be signed, loan funded and ownership begins.
